Estes Park Real Estate
Nestled in the foothills of the Rocky Mountains, Estes Park, Colorado, is a beautiful locale that is considered by many to be a prime real estate area. It is the gateway to Rocky Mountain National Park, a prominent tourist attraction. Three million visitors a year visit the city. Estes Park is also just 40 minutes away from Fort Collins, CO, named Money magazines number one place to live in 2006. The city is also 40 minutes away from Boulder, CO, home of the University of Colorado. Many properties around Estes Park have spectacular views of snow-capped mountains and gentle rivers. There are also quite a few properties along the scenic Big Thompson River that runs through town. As it is so close to the wilderness, Estes Park boasts plenty of interesting wildlife, including deer, Bighorn sheep, and a herd of elk that stay in the valley right around town. Despite being at an elevation of over 7,000 feet, the community actually gets less snow than many of the surrounding areas during the winter. There is plenty of room for Estes Park to grow, as the 2005 census recorded only 5,812 residents.
Estes Park Neighborhoods
There are many fine neighborhoods in greater Estes Park, or as locals like to call it, the Estes Valley. However, these neighborhoods are not like many typical ones across the United States. One thing to keep in mind is that most homes in Estes Park are custom-built. There are not a lot of spec homes here. The Stanley Heights neighborhood on the north side of town is quite prestigious and features many luxury residences. Charles Heights, on the south side of town, also has many fine homes, some of which are fairly large. One example is a 2082 square foot, 3 bedroom, 2 bath home currently priced at $439,500. Kiowa Ridge, another southern neighborhood, has six homes listed for between $260,000 and $800,000. One of the nicest neighborhoods in the city is Uplands. Located on the southeast side of town, this community has some gorgeous homes selling for $650,000 - $825,000. Other excellent neighborhoods to check out in the Estes Valley include: Dry Gulch, Rockwood Estates and Devil’s Gulch. Homes in Estes Park can range from less $150,00 all the way up to several million dollars, but the most residential properties go for between $300,000 and $500,000.
Despite the recent downturn nationwide in the housing market, it remains fairly strong in the Front Range area of Colorado, which includes Denver, Colorado Springs, Boulder, Fort Collins and Estes Park. According to real estate market reports from the first three months of 2007, 46 residential detached properties sold in the Estes Park area. Twenty-three additional residential attached properties sold, as well as 7 building sites. The average selling price of residential detached properties was $444,421. For residential attached, it was $275,812, and for building sites, $322,286. The high sale was $1,700,000 for residential detached, $525,000 for residential attached, and $1,573,000 for building sites.
