Fort Collins Real Estate

 Fort Collins is a large college town along the Front Range of northern Colorado. Home to Colorado State University, this city of 130,000 people is the fifth most populous in the state. In 2006, Money Magazine gave it the prestigious title of Best Place to Live in the United States. Fort Collins is just east of the Rocky Mountain foothills and about 65 miles north of Denver. Horsetooth Mountain, a hill to the west of town with a giant tooth-shaped rock protruding from it, is a prominent landmark. The city enjoys a dry, invigorating climate year around, with moderate snowfall in the winter and fairly warm summers.

 Fort Collins is a very attractive community to live in with its nearby mountains, numerous parks and green belts, wide streets, and community-wide beautification. Those moving to the city will find a wide selection of houses to choose from. There are all types of styles available, from traditional ranch and two-story homes to multi-level contemporary designs. In addition, there are a wide variety of housing prices to suit every taste and budget. 

Fork Collins Real Estate Conditions

 The real estate conditions in Fort Collins are excellent right now. The population of the city has rapidly grown in the past ten years, and it continues to expand rapidly. As a result, the real estate market in the area is booming. From 1999 to 2004, the median home sales price in the city rose from $160,000 to $215,000. Prices are rising quickly on properties, but the high number of units being built means that there are still plenty of good deals to be had as well. There are now over 100 new and old subdivisions in Fort Collins. Lot sizes range from the standard Planned Unit Development in most neighborhoods to over 40 acres on some estates. The downtown area has many old Victorian-style homes, while most of the new housing developments are going up in southern sections of the city.

 On the west side of town, the Horsetooth Lake Estates offers views of the foothills and the Horsetooth Reservoir. Several very nice, large homes are for sale in this neighborhood for between $200,000 and $400,000. Those shopping on a limited budget may be interested to know that there are also some cheaper homes for sale here, including an 1800 square foot, 4 bedroom, 2 bath home for $115,000. There are also land lots available in the Horsetooth Lake Estates for $60,000-$100,000. Red Feather Lakes is another nice neighborhood a little way northwest of town. Fourteen homes are currently for sale here, with a median sales price of about $360,000. The community is built around a series of beautiful mountain lakes. The least expensive home in this area is currently about $300,000, while the most expensive is selling for over $800,000. Other promising neighborhoods in the city include the Mariana Buttes subdivision, which has its own golf course, Masonville and Livermore.
