Glen Haven, Colorado, is an unincorporated town in the Rocky Mountain foothills of Larimer County. It is located in a box canyon only a few miles away from the lovely resort town of Estes Park. Some might even call it a suburb of Estes Park, if there such a thing as a suburb to a city of less than 6,000 people. This small town is blessed with outstanding views of the surrounding snow-capped mountains year around. Despite its high elevation, Glen Haven enjoys a rather dry and mild climate year around. The temperature rarely stays below freezing for too long during the winter, and usually stays in the 80s during the summer. Snowfall is not excessive by any means. Glen Haven is quite close to Rocky Mountain National Park, an attraction that draws millions of visitors every year.
The town itself basically consists of a general store, a trading store, a livery stable, a hotel, a post office and the fire house. There are no schools in Glen Haven. Children attend the Estes Park school system, which has one elementary school, one middle school and a high school. Those looking to move to Glen Haven should appreciate the wilderness, as they will be right next to it. Large herds of Rocky Mountain elk roam nearby, as well as numerous other wild creatures.
Like nearby Estes Park, the real estate possibilities in Glen Haven are endless. The canyon that the town is situated in is not huge, so growth is limited somewhat, but very little of the potential has been realized yet. Much of north central Colorado has undergone rapid growth and has seen dramatic increases in real estate value in the last twenty years. This trend has reached Estes Park but has not fully hit Glen Haven yet. The area does not have a lot of subdivisions built yet, but there is plenty of space available to develop. People who are looking for a quiet, semi-rural setting may find exactly what they are looking for in Glen Haven. The aptly named Retreat neighborhood offers some amazing homes at fantastic value. One such example is a 3700 square foot, 4 bedroom, 3 bathroom custom log home with spectacular mountain views, selling for less than $500,000. A modest three bedroom, single bath 1100 square foot house can be had for less than $200,000.
One advantage that Glen Haven offers over its neighbor Estes Park is real estate value. Buyers can find larger parcels of land for lower prices than the high demand estates in Estes Park. In fact, since Glen Haven is so small and undeveloped, most real estate available is just land. Owners can then build their own home or contract someone to build it for them after they purchase the parcel. An acre of land near downtown Glen Haven can go for around $150,000. However, potential homeowners will find at least a handful of affordable homes for sale in the Glen Haven area at any given time.
