Lyons Real Estate

Lyons, Colorado, is a town of about 1,600 located on the eastern edge of the Rocky Mountains along what is known as the Front Range. It is twenty miles east of Rocky Mountain National Park and is situated at the intersection of two major highways – 7 and 36. Since both of these lead to Rocky Mountain National Park, it is sometimes called The Double Gateway to the Rockies. Lyons is bordered by impressive red sandstone cliffs, which are considered by experts to be the hardest in the world. It is this sandstone that is quarried and provides the only real industry in Lyons. Though the town is fairly small, it is in close proximity to the larger cities of Boulder, Estes Park and Longmont. There are not a lot of employers in Lyons, but it is an easy commute to Boulder, Denver and Denver International Airport. Many people consider Lyons an ideal place to live because it has many modern amenities but retains that warm small town atmosphere.

The demographics for Lyons are typical of those in small, northern Colorado towns. 92% of the population is white, around 8% is Hispanic, and African Americans, Asians, and Native Americans make up less than 2% of the citizens. There are quite a few families with children in Lyons, as one third of households report children under the age of 18 living with them and 24% of the total population is under the age of 18. Only 25% of the households are made up of individuals living alone. The median age for a resident of Lyons is 38. The median income for a household in Lyons is just over $50,000, about on par with the rest of Colorado. About 8% of the population is below the poverty line.

The Lyons real estate situation is an interesting one. According to the latest information, there are 686 housing units currently in the town. 146 properties are currently for sale in the area. The most expensive Lyons homes for sale can top the million dollar mark. However, there are many other large homes that are available for much cheaper. For example, a year ago, one 5100 square foot, 4 bedroom, 4 bath home is priced at $534,000. Most modest-sized homes in Lyons are priced between $300,000 and $450,000, depending on the location. Bargain deals can be found with the help of Mike Carnes of ElkhornProperties.com. As your Lyons Realtor, he will guide you during your search for Lyons real estate and help you make the most informed decisions while purchasing Lyons homes for sale. Overall, home prices here are less expensive than those in Estes Park and Boulder. The good news for buyers is that as Lyons continues to grow and expand, so should the Lyons real estate market.

Lyons is a great little community with an excellent school system. Over 40% of their high school students attend from outside the town, which indicates that Lyons High School is their school of choice.
